S-Reits

Properties are a popular investment class in Singapore; investors endeavour to invest in properties to profit from the potential upside in property valuations and rental income. The capital outlay required to invest in local properties however is extensive –putting the aspiration of owning an investment property beyond the reach of many potential investors.

What are S-REITS?

Singapore REITs (S-REITS) are the listed companies on SGX that raise capital from investors to operate and finance income-producing real estate properties. In other words, the investors of these REITS are the co-owners/shareholders of the REITs. REITs are required to distribute at least 90% of its taxable specified income to the unit holders, hence investors will receive dividends from the REITs regularly and potentially benefit from the capital gain with the increase in property value.
